Three acres of unimproved property on Center Street will sprout a professional office building in the spring.
Chardon City Planning Commission approved variances Monday for the 9,208-square-foot building across from FirstMerit Bank to house the new Chardon office of Love Insurance Company of Willoughby, said Jim Love, owner of Love Properties Management LLC.
Love said the building, which will provide space for as many as three other business offices, is the first of two phases of development for the 3 acres he bought in 2012.
Future development will be for professional and medical offices, he said.
Love brought his phase one plans to the commission for a variance hearing several weeks ago, but was advised to relocate slightly, said Planning and Zoning Administrator Steve Yaney.
The three variances Love requested last month had to be redrawn. What he presented Monday included four variances that were acceptable to the commission.
“This makes it much less impactful on the neighbors,” Yaney said.
No one from the neighboring properties attended the meeting.
Love also asked that the front buffer along Center Street be reduced from 10 to five feet and he be permitted to plant perennials and ornamental grasses in the strip.
Commission Chairman Ken Miller said the salt and cinders from winter plowing usually causes damage and disease to trees planted that close to the road, but perennials and grasses are less affected.
With the variances approved, Love said the project is scheduled for groundbreaking in the spring.
Love lives in Chardon Township and said having an office in the city will allow him to work closer to home while still maintaining the offices in Willoughby.
Some of the employees from Willoughby will be transferring to the Chardon office, with a few more to be hired, he said, adding his father, Richard Love, started the insurance company in 1950.
