Request for Statement of Qualifications
for Master Plans Examiner Services
Geauga County, Ohio
Notice is hereby given that the Geauga County Board of Commissioners is requesting Statements of Qualifications from parties or firms able to provide master plan review services. The plan review services generally encompass review of commercial and industrial building plans for projects within the County of Geauga, Ohio. Envelopes containing the submittals should be sealed and clearly marked: “Statement of Qualifications for Master Plans Examiner Services-Attn: Christine Blair, Commissioners’ Clerk.”
Statements of Qualification will be received by the Geauga County Board of Commissioners, 470 Center Street, Building 4, Chardon, Ohio 44024, or by mail at the same address until 4:00 p.m. local time on Friday, February 11, 2022.
The Geauga County Building Department (“Building Department”) is a certified building department through the Ohio Board of Building Standards (“OBBS”). The OBBS requires that commercial, industrial and institutional (schools, universities, health care facilities, etc.) plans are reviewed by a Master Plans Examiner. Because the County does not have a Master Plans Examiner on staff at the Building Department, the County intends to enter into a non-exclusive contract with one or more Master Plans Examiner(s) as an independent contractor, to provide plan review and written reports, if necessary, of such reviews for a period of two (2) years.
The qualifications set forth in R.C. 153.65(D)(1)-(5) and other qualifications shall be considered in evaluating all statements of qualification. Additionally, all parties or firms must possess the necessary licensing as well as State of Ohio certifications.
The formal Request for Qualifications containing the project description, qualifications requested, scope of services, selection procedures, etc. may be obtained at the office of the Geauga County Office of Development/Geauga County Building Department, 470 Center Street, Bldg 8A, Chardon, Ohio, 44024, Monday through Friday 8:00 a.m. to 4:30 p.m.

Sealed bids for a Roof Improvements project will be received by the The Chagrin Falls Exempted Village Schools District – at the Board of Education Offices, located at 400 East Washington Street, Chagrin Falls, Ohio 44022 until 12:00 PM, Prevailing Legal Time, Thursday, the 10th of February, 2022, and will be read publicly and recorded immediately thereafter.
The proposed work consists of the furnishing of all labor, materials, and equipment necessary to provide roof improvements at the High School Campuses.
Proposals shall be addressed to Christopher Woofter, Director of Operations and Strategic Initiatives for the Chagrin Falls Exempted Village Schools District, and be clearly marked as BID FOR: THE CHAGRIN FALLS – ROOF IMPROVEMENTS.
The Contract Documents, including copies of the Drawings, Project Manual, Proposal Form, Forms of Contract and Bond, are on file and may be examined at the Office of ThenDesign Architecture, Ltd., 4230 River Street, Willoughby, OH 44094.
Copies of complete sets of documents may be obtained from the Architect upon deposit of Seventy Five Dollars ($75.00) for one set. If, within ten (10) days after the time set for receipt of bids, the documents are returned in good condition, deposits of those bidders, who submit bona fide proposals for a prime contract, will be fully refunded for one complete set of the documents.
Each Proposal must be accompanied by a certified or cashiers check, or an irrevocable letter of credit in the amount of ten percent (10%) of the amount bid or a bid bond in the amount of one hundred percent (100%) of the amount bid. Such check or bid bond shall be made payable to The Chagrin Falls Exempted Village Schools District and to be held as a guarantee that in the event the bid is accepted and a contract awarded to the bidder, the Contract will be duly executed and its performance properly secured.
The successful bidder will be required to furnish a bond for the faithful performance of the contract in the sum of not less than one hundred percent (100%) of the total price bid for the complete work, said bond to be that of an approved surety company authorized to transact business in the State of Ohio and shall be underwritten by a surety that is listed on the most current Department of the Treasury Circular 570, “Surety Companies Acceptable on Federal Bonds.”
All bids shall be submitted on special blank forms furnished by the Architect, and shall be accompanied by a Bid Guaranty and Contract Bond conforming to Section 153.571 of the Ohio Revised Code.
The Owner reserves the right to accept or reject any or all bids in whole or in part, to waive any informalities or irregularities in the bids received, and to accept any bids which it deems favorable.
No bids may be withdrawn, after the schedule closing time for the receipt of bids, for at least sixty (60) days.
