Notice is hereby given that the Russell Township Board of Zoning Appeals will have one Public Hearing on an application appeal for a variance to the Russell Township Zoning Resolution on Monday, August 4, 2025, at 7:00 p.m. in the Russell Townhall, 14890 Chillicothe Road, Novelty, Ohio 44072

Variance Application #570, submitted by Applicants Scott & Lori Fine, owners of property at 13828 Chillicothe Road, parcel number 26-152300. The Applicants are seeking a reduction of the 30 ft. side-yard variance to 24 ft. for construction of an attached garage on the side of the house.

The Defendants, Unknown Trustee, Grantors, and Successor Trustee and Beneficiaries of the Russel James Kovacs, Trustee, The Kovacs Family Trust, dated July 14, 2024 are required to answer the Plaintiff’s Complaint within twenty-eight (28) days after the last date of publication of this notice.  In the event that the Defendants, Unknown Trustee, Grantors, and Successor Trustee and Beneficiaries of the Russel James Kovacs, Trustee, The Kovacs Family Trust, dated July 14, 2024 failed to respond in the allotted time, judgment by default can be entered against them for the relief requested in the Plaintiff’s Complaint.

NOTICE OF THIRD PUBLIC HEARING 

GEAUGA COUNTY

CDBG REVOLVING LOAN 

FUND PROGRAM

The Geauga County Board of Commissioners will hold a Public Hearing for the purpose of receiving public comment on the County’s intent to apply for Revolving Loan funding from the State of Ohio Department of Development through the Community Development Block Grant program. On March 11, 2025, the County conducted its first public hearing to inform citizens about the CDBG program, how it may be used, what activities are eligible and other important requirements. On May 13, 2025, a second public hearing was held regarding the allocation program.

The purpose of the CDBG Revolving Loan Fund program is to stimulate economic development and create jobs for low-to-moderate income individuals. In return, the program income is eligible for projects that meet a national objective of benefiting low to moderate-income persons or elimination of slum or blight.

The estimated amount of funds available to the County through this program is $2.7 million dollars.

Following the hearing, the County intends to apply for $2.6 million dollars of the Revolving Loan funding to support the purchase of the library administration building at 12701 Ravenwood Dr., Chardon, OH 44024 to be used as a senior center.

The Board of County Commissioners encourages all interested parties to attend this Public Hearing and present their comments regarding the proposed application. The third of the three public information meetings regarding these programs will be held on Tuesday, August 12, 2025, at 9:45 am at the office of the Geauga County Board of Commissioners, 12611 Ravenwood Dr., Room B303, Chardon, OH 44024. The Commissioner’s Chambers are a handicap accessible facility. NOTICE OF PUBLIC HEARING

APPEAL FOR AN AREA VARIANCE

CHESTER TOWNSHIP 

ZONING RESOLUTION

Notice is hereby given that the Chester Township Board of Zoning Appeals will conduct a public hearing on an application identified as ZA-2025-7, on an appeal for an enlargement of a pre-existing non-conforming structure on the11th day of August, 2025 at 7:00 p.m. at Chester Town Hall.  

The applicants, Steven and Jamie Saric are requesting an Area Variance for their property located at 7880 Mayfield Road. They propose building an addition on a pre-existing non-conforming building closer to the side yard setback than is required by Section 5.02.03(A)(3) of the Chester Township Zoning Resolution, in accordance with Section 10.05.0(E) of the Chester Township Zoning Resolution.

This application fails to meet Section 5.02.03(A)(3) of the Chester Township Zoning Resolution.

NOTICE OF PUBLIC HEARING

Troy Township

Notice is hereby given that the Troy Township Board of Zoning Appeals will conduct a public hearing on an application for an appeal for a variance to the Troy Township Zoning Resolution on the 11th day of August, 2025 at 7:00 o’clock p.m. at the Troy Community Center, 13950 Main Market Road, Burton, OH 44021.

These applications, submitted by Nelson L. Yoder / Wayside Lawn Furniture, ZP25-20, requests that a renewal conditional zoning certificate be granted for a home occupation for the sale of lawn furniture. He also requests that he be granted relief regarding area zoning certificates for the following that are out of compliance for home occupation conditions. ZP25-23, off-street parking. The application for the appeal pertains to Article IV, Section 402.3.0(A)(2)(e) which states “Off-street parking spaces shall be provided in accordance with Article VI.” (Article VI, Section 601.0(A)(8) Retail 1 per 250 sq. ft. of floor area.) He currently has areas for off street parking but there are no marked parking spots. ZP25-24, storing articles in the dwelling unit/accessory building when not produced on the lot. The application for the appeal pertains to Article IV, Section 402.3.0(A)(2)(i) which states “Articles not produced on the lot must be stored in the dwelling unit or the accessory building containing the home occupation.” He currently stores some of the articles. ZP25-25, prohibited roof signs. The application for the appeal pertains to Article VII, Section 702.0(4) which states “Roof signs shall be prohibited in all zoning districts.” He currently has six chairs on the roof.

Nelson L. Yoder has filed applications for a conditional zoning certificate and area zoning certificates and wants them to be granted for the property located at 16323 Claridon Troy Road in Troy Township in the R-3 district. PPN # 32-057600.
