The Defendants, Unknown Trustee, Grantors, and Successor Trustee and Beneficiaries of the Russel James Kovacs, Trustee, The Kovacs Family Trust, dated July 14, 2024, whose current addresses are unknown, will take notice that on July 2, 2025, the Plaintiff, NewRez LLC d/b/a Shellpoint Mortgage Servicing, filed its Complaint in Case No. 25-F-000477, in the Court of Common Pleas of Geauga County, Ohio, 100 Short Court, Suite 300, Chardon, OH 44024 seeking a foreclosure of its mortgage interest in the real property located at 8821 Valley Ln, Chagrin Falls, OH 44023, Permanent Parcel No. 02-203200, (“Real Estate”), and alleged that the Defendants have or may have an interest in this Real Estate.
The Defendants, Unknown Trustee, Grantors, and Successor Trustee and Beneficiaries of the Russel James Kovacs, Trustee, The Kovacs Family Trust, dated July 14, 2024 are required to answer the Plaintiff’s Complaint within twenty-eight (28) days after the last date of publication of this notice. In the event that the Defendants, Unknown Trustee, Grantors, and Successor Trustee and Beneficiaries of the Russel James Kovacs, Trustee, The Kovacs Family Trust, dated July 14, 2024 failed to respond in the allotted time, judgment by default can be entered against them for the relief requested in the Plaintiff’s Complaint.

NOTICE OF A PUBLIC HEARING ON MOTION PROPOSING TO AMEND THE TROY TOWNSHIP ZONING RESOLUTION O.RC. SECTION 519.12(D)
Notice is hereby given that the Troy Township Zoning Commission will conduct a public hearing on a motion which is an amendment, identified as number ZC2025-1II, to the Troy Township Zoning Resolution at the Troy Community Center, 13950 Main Market Road, Burton, Ohio 44234, at 7:00 o’clock p.m. on August 25, 2025.
The motion proposing to amend the zoning resolution will be available for examination at the Troy Township Fire Department, 14019 Nash Road from 7:00 o’clock a.m. to 6:00 o’clock p.m., at the Troy Township Community House (it is recommended to make an appointment), 13950 Main Market Road when open and on the Troy Township website from August 14, 2024 to August 25, 2025. Notice is hereby given that competitive sealed proposals, pursuant to R.C. 307.862, will be received at the office of the Geauga County Commissioners, 12611 Ravenwood Drive, Suite 350, Chardon, Ohio 44024, until 1:45 P.M. EDT on September 10, 2025. Proposals received shall be publicly opened and some contents read aloud the same day at 12611 Ravenwood Drive, Suite 350, Chardon, Ohio 44024 at 2:30 P.M. EDT, September 10, 2025. In order to ensure fair and impartial evaluation, proposals and any documents or other records related to a subsequent negotiation for a final contract that would otherwise be available for public inspection and copying under section R.C. 149.43 shall not be available until after the award of the contract.
Proposals shall be from qualified vendors that can provide a Land Record Management System for use by the Geauga County Recorder’s office. The Land Record Management System should have the capability to record documents in both paper and electronic formats, along with functionalities for scanning, indexing, key verification, microfilming and comprehensive search features for both internal and external users. The County seeks proposals from prospective vendors that include options to purchase software only and options to purchase software with necessary equipment/hardware.
A complete copy of the Competitive Sealed Proposal requirements may be obtained by emailing cmullins@co.geauga.oh.us or by accessing the Geauga County website at https://bocc.geauga.oh.gov/public-notifications/competitive-sealed-proposals/. Paper copies are also available for pick-up at the Office of the County Recorder by request.
Proposals can be mailed to the Geauga County Commissioners, Attn: Christine Blair, Clerk, 12611 Ravenwood Drive, Suite 350, Chardon, Ohio 44024 or can be presented in person at the office of the Geauga County Commissioners, Monday through Friday, between the hours of 8:00 a.m. and 4:30 p.m. Submitted proposals must be in a sealed envelope and clearly marked “Competitive Sealed Proposals for Land Records Management System.”
The successful offeror may be required to furnish a bond for the faithful performance of the contract in a sum of not less than One Hundred Percent (100%) of the estimated total proposal price for the complete work based on a yearly average of 15,000 documents, said bond to be that of an approved surety company authorized to transact business in the State of Ohio, and substantially meeting the requirements of ORC Section §153.57.
Geauga County reserves the right to reject any and all Proposals or any part thereof, and to waive any formalities and/or irregularities in the proposals. The County’s decision on any award is final. All offerors agree that in the performance of any agreement, if entered into, there shall be no discrimination against an employee because of race, color, sex, religion, national origin, or any other factor as specified in the Civil Rights Act of 1964 and subsequent amendments.
