APPEAL FOR VARIANCE TO
HAMBDEN TOWNSHIP
ZONING RESOLUTION
Notice is hereby given that the Hambden Township Board of Zoning Appeals will conduct a public hearing on an application, identified as number BZA-2015-1, on an appeal for a variance to the Hambden Township Zoning Resolution on the 19th day of February, 2015 at 6:30 o’clock p.m. at the Hambden Town Hall, 13887 G.A.R. Hwy., Chardon, Ohio.

Case BZA-2015-1: The Center of Life Skills, LLC requests that a use variance be granted to allow for a commercial day camp for children be established in the Residential Zoning District. Under Article IV, Sections 400, 401, and 402 of the Hambden Township Zoning Resolution, the commercial operation of a day camp is prohibited. The proposed lots affected are located at 9882 High Country Drive (PPN 15-072342) and vacant land (PPN 15-102358) on High Country Drive, Chardon, Ohio.
Persons affected may appear at said hearing and may speak for or against the proposal either in person or by attorney.

CASE 15-01: Donald Ross, 11187 Wilson Mills Rd., Chardon OH – request to construct a 36’ x 36’ accessory building 8 feet from the principal structures. Violates SEC. 509.3 Accessory structures shall not be closer than 15 feet to the principal structure.

CASE 15-02: Kevin Huryn/YellowLite for Jared LeMaster, 10705 Butternut Rd., Chesterland, OH – request to erect a 36’ x 13’ solar array to roof of residence and install a 50’ x 13’ ground-mounted solar array in front of residence. Violates SEC. 526.1b Freestanding Solar Energy Panels and/or Arrays shall not be located in front of a principal structure in a Residential District; SEC. 526.1f Freestanding Solar Energy Panels and/or Arrays shall have a ground installed, a storage battery, and/or a secured cover in place over each light gathering panel for safety reasons; SEC. 526.2 All freestanding Solar Energy Panels and/or Arrays shall be walled or fenced and said wall or fence shall: SEC. 526.2a Not be less than 4 feet in height; SEC. 526.2b Not be less than 4 feet nor more than 15 feet from the Solar Energy Panel and/or Array’s edge; and SEC. 526.2c Maintained in good condition with a gate and lock; SEC. 527.3 All Roof Solar Panels shall have a ground installed, a storage battery, and/or a secured cover in place over each light gathering panel for safety reasons.

Notice is hereby given that the Chardon Township Zoning Commission will conduct a public hearing on a motion which is an amendment, identified as number 2015-1, to the Chardon Township Zoning Resolution at the Chardon Township Town Hall at 7:00 o’clock p.m. on Monday, February 16, 2015.
The motion proposing to amend the zoning resolution will be available for examination at the Chardon Library from 9:00 o’clock a.m. to 9:00 o’clock p.m. from Thursday, February 5, 2015 through Monday, February 16, 2015.
After the conclusion of the public hearing, the matter will be submitted to the board of township trustees for its action.
