Mazza, Unknown spouse, if any, of Vincent F. Mazza, The Unknown Heirs at Law or Under the Will, if any, of Pamela J. Mazza, Deceased have or claim to have an interest in the real estate described below:

Permanent Parcel Number: 26-112100; Property Address: 7809 Fairmount Road, Novelty, OH 44072. The legal description may be obtained from the Geauga County Auditor at 231 Main Street, Suite 1-A, Chardon, Ohio 44024, 440-279-1600.

The Petitioner further alleges that by reason of default of the Defendant(s) in the payment of a promissory note, according to its tenor, the conditions of a concurrent mortgage deed given to secure the payment of said note and conveying the premises described, have been broken, and the same has become absolute.

The Petitioner prays that the Defendant(s) named above be required to answer and set up their interest in said real estate or be forever barred from asserting the same, for foreclosure of said mortgage, the marshalling of any liens, and the sale of said real estate, and the proceeds of said sale applied to the payment of Petitioner’s Claim in the proper order of its priority, and for such other and further relief as is just and equitable.

Bids received will be publicly opened and read aloud the same day at 2:30 p.m.

PUBLIC AUCTION SALE

FORMER CARDINAL INTERMEDIATE SCHOOL PROPERTY

CARDINAL LOCAL SCHOOL DISTRICT

The Cardinal Local School District will hold a public auction for the former Cardinal Intermediate School property, located at 16000 E. High Street, Middlefield, Ohio, on April 19, 2022, at 10:00 am at the Cardinal Board of Education Central Office Conference Room located at 15982 E. High Street, Middlefield, OH 44062. The property to be auctioned is improved real property designated as Geauga County permanent tax parcel numbers 19-701300, 19-702200 & 19-706156.

The sale of the property will not be final until the Board of Education votes on a resolution – which is anticipated to happen at a regular or special Board of Education Meeting held in May or June 2022 – and the Board approves a purchase agreement subsequently executed.

The Board reserves the right to reject the highest bid received at the public auction, reject any and all bids submitted at the public auction and waive any informalities related to the public auction.

The highest bidder at the public auction shall deliver to the Board cash, a certified check or a cashier’s check payable to the Board in the amount of $10,000 as security for faithful performance of a purchase agreement. Final payment – which will be the difference between the deposit and the amount of the accepted bid – will be paid at the time of title transfer.

The property will be sold in AS-IS, WHERE-IS condition. The Board makes no representation whatsoever regarding the property or its condition, including without limitation, its suitability for any proposed use(s), or the title or physical condition thereof, and disclaims any and all warranties with respect to the property. The purchaser will receive a quit-claim deed and is responsible for all legal, survey, title and other expenses related to the transfer of the property. Purchaser will be required to unilaterally pay all closing costs associated with the sale transaction.
