LEGAL NOTICE

20-F-000395 – Christopher P. Hitchcock, Treasurer of Geauga County, Ohio, Plaintiff vs. Mark Paterek, et al., Defendants
Mark Paterek, and the Unknown Spouse and/or Heirs of Mark Paterek, whose last known address is 18180 Haskins Road, Chagrin Falls, Ohio 44023, and whose present address is unknown, and cannot, with reasonable diligence, be ascertained shall take notice; and, if deceased, their unknown heirs, devises, legatees, administrators, executors and assigns will take notice that on the 25th day of June, 2020, the Treasurer Of Geauga County, filed a Complaint in the Court of Common Pleas, Geauga County, Ohio, located at 100 Short Court Street, Chardon, Ohio 44024 entitled Christopher P. Hitchcock, Treasurer Of Geauga County vs. Mark Paterek, et al., Case No: 20-F-000395, against the above-named parties, praying that the premises hereinafter described be sold for the collection of delinquent real estate taxes, owed and unpaid, is $14,461.38 together with accruing taxes, assessments, penalties, interest and charges; as well as court costs. Said premises is described as permanent parcel numbers 02-272800 and 02-272900. A complete legal description of the parcel(s) can be obtained from the Geauga County Recorder’s Office. The volume and page number for the parcel(s) can be obtained from the Geauga County Auditor’s Office.
The object of the action is to obtain from the Court a judgment foreclosing the tax liens against such real estate and ordering the sale of such real estate for the satisfaction of delinquent taxes.
Such action is brought against the real property only and no personal judgment shall be entered in it. However, if pursuant to the action, the property is sold for an amount that is less than the amount of the delinquent taxes, assessments, charges, penalties and interest against it, the Court, in a separate order, may enter a deficiency judgment against the owner of record of a parcel for the amount of the difference; if that owner of record is a corporation, the Court may enter the deficiency judgment against the stockholder holding a majority of the corporation’s stock.
The above-named parties are required to answer on or before 28 days after the last date of publication. Such answer must be filed with the Clerk of Courts, and a copy must be served on the Prosecuting Attorney.

Notice is hereby given that the Troy Township Board of Zoning Appeals will conduct a public hearing on an application for an appeal for a variance to the Troy Township Zoning Resolution on the 7th day of December, 2020 at 7:30 p.m. at the Troy Community Center, 13950 Main Market Road, Burton, OH 44021.
These applications #ZP20-25 and #ZP20-26, submitted by Great Lakes Cheese Co., requests that they be granted relief regarding Area zoning certificates for exterior signage for truck, pedestrian, and visitor traffic. The applications for the appeal ZP20-25 and ZP20-26 pertains to Article VII Section 706.0 Signs Permitted in the Commercial and Industrial Zoning Districts, Letter A, Paragraphs 2 & 3 which states, 2. In addition to a wall, projecting or marquee sign each commercial or industrial use may be permitted one (1) ground or pylon sign per lot. Such sign shall not exceed 12 square feet per sign face in area. There shall not be no more than one (1) ground or pylon sign per lot. 3. In lieu of the permitted ground or pylon sign in paragraph 2 above, one (1) or more groups of commercial or industrial uses within the same building or structure, or located on the same lot, may be permitted one (1) directory sign for all uses. Such signs shall have a maximum area of 40 square feet per sign face. They are requesting a maximum area of 60 square feet (10’x6’) for a single business ground sign along with a second ground sign, which would include their facility name and address due to the multiple driveways. They are also requesting multiple directional signage between both properties. Great Lakes Cheese Co. has filed applications for Area zoning certificates and wants them to be granted for the properties located at 17825 Great Lakes Parkway, PPN # 32-074273 and 17955 Great Lakes Parkway in Troy Township PPN # 32-072326.

Newbury Township
The Township of Newbury located in Geauga County, Ohio, is accepting sealed bids for the demolition and removal of a nuisance structure located at 11716 Portlew Road, Newbury, Ohio, 44065 and more particularly know as Geauga County PP Number 23-257800. The building consists of approximately 1,446 square feet, located on 0.70 acre.
The contractor must be experienced in demolitions and licensed or certified to perform the work. Bid to include the demolition of all structural buildings and any buried foundation, basement and septic must be excavated and then filled with stabilizing material. The finished grade must be planted to a perennial seed and covered by the appropriate material to prevent erosion.
The contractor is responsible for proper disposal of all materials, none of which can be buried on site, to a legal site chosen by the Contractor. All bids must be sealed, contain 4 copies and be accompanied by a current certificate of insurance. Bids must be received at the Newbury Township Office located at 14788 Auburn Road, Newbury, Ohio by 1:00 P.M. on Thursday, December 9, 2020.
