Chagrin Falls Exempted Village
Schools District
Sealed bids for an Outdoor Learning Area project will be received by the The Chagrin Falls Exempted Village Schools District – at the Board of Education Offices, located at 400 East Washington Street, Chagrin Falls, Ohio 44022 until 12:00 PM, Prevailing Legal Time, Friday, the 7th of July, 2023, and will be read publicly and recorded immediately thereafter.
The proposed work consists of the furnishing of all labor, materials, and equipment necessary to provide the Outdoor Learning Area improvements at Gurney Elementary School, the Middle School and Highschool Campuses.
Proposals shall be addressed to Christopher Woofter, Director of Operations and Strategic Initiatives for the Chagrin Falls Exempted Village Schools District, and be clearly marked as BID FOR: THE CHAGRIN FALLS – OUTDOOR LEARNING AREAS.
The Contract Documents, including copies of the Drawings, Project Manual, Proposal Form, Forms of Contract and Bond, are on file and may be examined at the Office of ThenDesign Architecture, Ltd., 4230 River Street, Willoughby, OH 44094.
Copies of complete sets of documents may be obtained from the Architect upon deposit of Seventy Five Dollars ($75.00) for one set. If, within ten (10) days after the time set for receipt of bids, the documents are returned in good condition, deposits of those bidders, who submit bona fide proposals for a prime contract, will be fully refunded for one complete set of the documents.
Each Proposal must be accompanied by a certified or cashiers check, or an irrevocable letter of credit in the amount of ten percent (10%) of the amount bid or a bid bond in the amount of one hundred percent (100%) of the amount bid. Such check or bid bond shall be made payable to The Chagrin Falls Exempted Village Schools District and to be held as a guarantee that in the event the bid is accepted and a contract awarded to the bidder, the Contract will be duly executed and its performance properly secured.
The successful bidder will be required to furnish a bond for the faithful performance of the contract in the sum of not less than one hundred percent (100%) of the total price bid for the complete work, said bond to be that of an approved surety company authorized to transact business in the State of Ohio and shall be underwritten by a surety that is listed on the most current Department of the Treasury Circular 570, “Surety Companies Acceptable on Federal Bonds.”
All bids shall be submitted on special blank forms furnished by the Architect, and shall be accompanied by a Bid Guaranty and Contract Bond conforming to Section 153.571 of the Ohio Revised Code.
The Owner reserves the right to accept or reject any or all bids in whole or in part, to waive any informalities or irregularities in the bids received, and to accept any bids which it deems favorable.
No bids may be withdrawn, after the schedule closing time for the receipt of bids, for at least sixty (60) days.

Unknown Heirs, if any, of Victor Vilimas whose last known address is 8460 Ridgewood Lane, Novelty, Ohio 44072 and whose present address is unknown, and cannot, with reasonable diligence, be ascertained shall take notice; and, if deceased, their unknown heirs, devises, legatees, administrators, executors, and assigns will take notice that on the 5th day of May, 2023, the Treasurer Of Geauga County, filed a Complaint in the Court of Common Pleas, Geauga County, Ohio, 100 Short Court Street, Chardon, Ohio 44024, entitled Christopher P. Said premises is described as permanent parcel number(s) 26-199900. A complete legal description of the parcel(s) can be obtained from the Geauga County Recorder’s Office. The volume and page number for the parcel(s) can be obtained from the Geauga County Auditor’s Office.
The object of the action is to obtain from the Court a judgment foreclosing the tax liens against such real estate and ordering the sale of such real estate for the satisfaction of delinquent taxes.
Such action is brought against the real property only and no personal judgment shall be entered in it. However, if pursuant to the action, the property is sold for an amount that is less than the amount of the delinquent taxes, assessments, charges, penalties and interest against it, the Court, in a separate order, may enter a deficiency judgment against the owner of record of a parcel for the amount of the difference; if that owner of record is a corporation, the Court may enter the deficiency judgment against the stockholder holding a majority of the corporation’s stock.
The above-named parties are required to answer on or before 28 days after the last date of publication. Such answer must be filed with the Clerk of Courts, and a copy must be served on the Prosecuting Attorney.

ANNUAL FINANCIAL REPORT

The Annual Financial Report for the Russell Township Park District 1545 has been completed and is available for inspection. Munson Township Board of Zoning Appeals will conduct a public hearing on July 19, 2023 at 6:30 pm at the Munson Town Hall, 12210 Auburn Rd., Munson, OH to consider the following appeals for a variances.
CASE 23–12: Katie Harwood 13455 Bass Lake Rd., Chardon – requests to install inground swimming pool without a fence. Violates SEC. 514.3 (in part) an outdoor inground swimming pool shall be surrounded by a barrier or fence.
CASE 23-13: Kathryn Gostola 12989 Stanfield Dr., Chardon – requests to construct a 12’ x 20’ accessory building 70’ from the road right-of-way and 20’ from the south side property line. Violates SEC. 411 Minimum Dimensional Requirements – minimum setback from the road right-of-way is 80’; minimum side yard is 25’.
CASE 23-14: YESCO Sign & Lighting-Scott Thompson for Morningstar Evangelical Friends Church 12550 Ravenna Rd., Chardon – requests to replace existing ground sign with a 22.6 sq. ft. sign area. Violates SEC. 1003.1 Measurement of Sign Area-The surface or face of a sign shall be computed as including the entire area within a regular, geometric form or combinations of regular geometric forms comprising all of the display area of the sign and including all of the elements of the matter displayed. Frames and structural members not displaying advertising matter shall not be included in computation of surface area. Sign area shall not exceed twenty (20) square feet, except as otherwise specified herein.
