The Defendants, Unknown Trustee, Grantors, and Successor Trustee and Beneficiaries of the Russel James Kovacs, Trustee, The Kovacs Family Trust, dated July 14, 2024, whose current addresses are unknown, will take notice that on July 2, 2025, the Plaintiff, NewRez LLC d/b/a Shellpoint Mortgage Servicing, filed its Complaint in Case No. 25-F-000477, in the Court of Common Pleas of Geauga County, Ohio,  100 Short Court, Suite 300, Chardon, OH 44024 seeking a foreclosure of its mortgage interest in the real property located at 8821 Valley Ln, Chagrin Falls, OH 44023, Permanent Parcel No. 02-203200, (“Real Estate”), and alleged that the Defendants have or may have an interest in this Real Estate.

The Defendants, Unknown Trustee, Grantors, and Successor Trustee and Beneficiaries of the Russel James Kovacs, Trustee, The Kovacs Family Trust, dated July 14, 2024 are required to answer the Plaintiff’s Complaint within twenty-eight (28) days after the last date of publication of this notice.  In the event that the Defendants, Unknown Trustee, Grantors, and Successor Trustee and Beneficiaries of the Russel James Kovacs, Trustee, The Kovacs Family Trust, dated July 14, 2024 failed to respond in the allotted time, judgment by default can be entered against them for the relief requested in the Plaintiff’s Complaint.

CASE 25-22: Faith Nussdorfer, 12455 Fowlers Mill Rd., Chardon OH – requests to construct a 12’ x 16’ or possibly larger accessory structure in front of the home and approx. 12’ from the north side property line. Violates SEC. 509.2 Unless otherwise noted herein, no freestanding garage or other accessory structure shall be erected within the front yard of any district, except fencing. SEC. 411 Minimum Dimensional Requirements – minimum side yard is 25’.

CASE 25-23: Nora Powell 11352 Parkside Rd., Chardon OH – request to construct an addition to the rear of the home approx. 20’ from the rear property line. Violates SEC. 411 Minimum Dimensional Requirements – minimum rear yard requirement is 40’.

CONSERVATION COMMISSION

ELECTION NOTICE

The Ohio Soil and Water Conservation Commission will cause an election of Supervisors of the Geauga  Soil and Water Conservation District (SWCD) to be held in accordance with Chapter 940 of the Ohio Revised Code. Individuals who own or occupy land within the Geauga Soil and Water Conservation District and are 18 years of age or older may vote for Supervisor.

There are 3 ways an eligible voter can cast a ballot:

1.) At the SWCD office, 12611 Ravenwood Drive, Suite 240, Chardon, OH from 9/3/2025 until 10/2/2025 during normal business hours (Monday thru Friday- 7:00 am 3:30 pm); or

2.) At the SWCD Annual Meeting, which will take place at Veterans Legacy Woods Tribute Lodge, 14085 Ravenna Road, Newbury Township  on 10/2/2025 from 5:30 – 6:30 pm ; or

3.) Voting absentee from 9/3/2025 until 10/2/2025, by requesting the ballot application and election ballot from the SWCD office at the following address 12611 Ravenwood Drive, Suite 240, Chardon, OH 44024, or by calling 440-834-1122, or email clair@geauga.oh.gov. Absentee ballots must be received by the SWCD office by 10/2/2025 and by 3:30 pm.

City of Chardon

The City of Chardon Planning Commission will hold a Public Hearing to consider the applications described below on Tuesday, August 26, 2025, at 6:30 PM. in Council Chambers at the Municipal Center, 111 Water St., Chardon OH 44024. The meeting is subject to adjournment or recess to a later date without another Notice of Public Hearing.

Police Department Roofing Replacement Bainbridge Township

Sealed bids for the Police Department Roofing Replacement will be received by Janice Sugarman of Bainbridge Township Fiscal Office, 17822 Chillicothe Rd., Chagrin Falls, OH 44023 until August 22, 2025, 10:00 am local time, as described in plans and specifications, prepared by DS Architecture, LLC. Bids will be opened publicly immediately thereafter and read aloud. Late bids shall not be accepted and will be returned, unopened. Conditional or Qualified bids will not be accepted. The award will be made to the lowest responsive and responsible bidder.

Statement of Probable Cost:

All-encompassing General Work as described: $ 214,920

Drawings and specifications for use in preparing your proposal will be available at the Bainbridge Fiscal Department (17822 Chillicothe Rd., Chagrin Falls, OH 44023) and Bainbridge Service Department (17800 Haskins Rd., Chagrin Falls, OH 44023) starting at 10:00 am, August 7, 2025. Each bidder is required to furnish with its proposal a Bid Guaranty and Contract Bond in accordance with Section 153.54 of the Ohio revised Code. Each proposal must be on bid forms supplied in the bid package and must contain the full name of the party or parties submitting the proposal and all interested therein.
