Shaffer aka Brian Shaffer, whose last place of residence is known as 15889 Township Road 108, Kimbolton, OH 43749 but whose present place of residence is unknown, will take notice that on May 19, 2021, The Bank of New York Mellon Trust Company, N.A. as successor in interest to all permitted successors and assigns of The JPMorgan Chase Bank, as Trustee for Specialty Underwriting and Residential Finance Trust Mortgage Loan Asset-Backed Certificates, Series 2004-BC2, filed its Complaint in Foreclosure in Case No. 21-F-000302 in Geauga County, Court of Common Pleas, 100 Short Court, Suite 300, Chardon, Ohio 44024, alleging that the Defendants, Brian M. Shaffer aka Brian Shaffer and Unknown Spouse, if any, of Brian M. Shaffer aka Brian Shaffer, have or claim to have an interest in the real estate located at 11180 Walnut Ridge Road, Chesterland, OH 44026, PPN #11-363500. A complete legal description may be obtained with the Geauga County Auditor’s Office located at 231 Main St., Chardon, OH 44024-1293.
The Petitioner further alleges that by reason of default of the Defendant(s) in the payment of a promissory note, according to its tenor, the conditions of a concurrent mortgage deed given to secure the payment of said note and conveying the premises described, have been broken, and the same has become absolute.
The Petitioner prays that the Defendant(s) named above be required to answer and set up their interest in said real estate or be forever barred from asserting the same, for foreclosure of said mortgage, the marshalling of any liens, and the sale of said real estate, and the proceeds of said sale applied to the payment of Petitioner’s claim in the property order of its priority, and for such other and further relief as is just and equitable.

Notice is hereby given to all concerned, that if the taxes, assessments, charges, penalties, interest, and costs charged on the list are not paid into the County Treasury, and the County Treasurer’s receipt produced for the payment, before the respective dates mentioned in this notice for the sale, each tract, lot, and part of lot, so forfeited, on which the taxes, assessments, charges, penalties, interest, and costs remain unpaid, will be offered for sale on the respective dates mentioned in this notice for the sale, at the Courthouse in Geauga County, in Judge Ondrey’s Courtroom, in order to satisfy such taxes, assessments, charges, penalties, interest, and costs, and that the sale will be adjourned from day to day until each tract, lot and part of lot specified in the list and manufactured home specified in the list has been disposed of, or offered for sale.
If the tract, lot, and part of lot, so forfeited, is sold for an amount that is less than the amount of the delinquent taxes, assessments, charges, penalties, and interest against it, the court, in a separate order, may enter a deficiency judgment against the last owner of record of the tract, lot, or part of lot, before its forfeiture to the state, for the amount of the difference; if that owner of record is a corporation, the court may enter the deficiency judgment against the stockholder holding a majority of the corporation’s stock.

TO CONSIDER THE VACATION OF THE PUBLIC RIGHTS-OF-WAY UPON ALL OF HAMBDEN HILLS DRIVE (NO ROAD
NUMBER) AND WILDWOOD DRIVE (NO ROAD NUMBER) IN HAMBDEN TOWNSHIP, GEAUGA COUNTY, OHIO
The Geauga County Board of Commissioners (“Board of Commissioners”) received a resolution filed by the Hambden Township Board of Trustees requesting the vacation of the public rights-of-way upon all of Hambden Hills Drive and Wildwood Drive in Hambden Township, Ohio.
Notice is hereby given that the Board of Commissioners will hold a public hearing for the proposed vacation of the public rights-of-way of Hambden Hills Drive and Wildwood Drive in Hambden Township, Geauga County, Ohio, the location of which public rights-of-way are more particularly described as follows:
Hambden Hills Drive beginning at a point where the centerline of said Hambden Hills Drive intersects the northerly right-of-way of State Route 166, (66 feet wide, now known as Rock Creek Road), said point being located approximately 33.50’ northerly of the intersection of the centerlines of Hambden Hills Drive and S.R. 166, said centerline/ centerline intersection being approximately 1026.84 feet southwesterly, along the centerline of S.R. 166 from the Hambden/Thompson Township Line. Hambden Hills Drive to be vacated extends from the aforesaid beginning point located at the north margin of State Route 166, northerly approximately 1596.41 feet to the existing terminus of said Hambden Hills Drive located at a southerly line of land owned by Donald G. and Michelle D. Carrigan by deed recorded in Volume 1960, Page 2280 of the Geauga County Record of Deeds and Wildwood Drive beginning at a point located at the intersection of the centerlines of Hambden Hills Drive; and
Wildwood Drive beginning at a point located at the intersection of the centerlines of Hambden Hills Drive; and
Wildwood Drive, said point being located approximately 997.55 feet northerly from the aforesaid beginning point of said Hambden Hills Drive, and proceeds northeasterly along the centerline of Wildwood Drive, approximately 1111.09 feet to a point located at its existing terminus, said point also being a northerly line of Hambden Hills Estates Subdivision No. 2, and the Geauga County / Lake County Line.
The public hearing for the proposed vacations will be held on Tuesday, September 28, 2021 at 10:00 a.m. in the Commissioners’ Chambers at 470 Center Street, Bldg. 4, Chardon, OH 44024, at which time the Board will hear comments and questions from any interested persons concerning the proposed vacation of said public rights-of-way.
