Advanced Cardiovascular Consultants Inc., currently located on the second floor of 100 Seventh Ave. in Chardon, also known as the Eltech Building, plans to relocate to the 3,500-square-foot facility.
Dr. Krishnan Sundararajan said after the short meeting he and two other cardiovascular doctors, Dr. Augustus Beck and Dr. David Smith, are ready to expand ACC.
Many heart procedures traditionally carried out in hospitals can now be done in an office setting, he said.
The proposed facility, which will take up about half the site, will accommodate more diagnostic and treatment procedures, such as stress testing, ultrasounds and loop recording, Sundararajan said.
ACC also has two nurse practitioners and a staff of about 20, he said.
Future plans for the other half of the site could include a primary care clinic or a sleep study and treatment center, he said.
Planning and Zoning Administrator Steve Yaney said the site is across from D&S Automotive.
“We’ve been talking about these parcels for a hotel, but that never gained any traction,” he told the commission, adding the next step is to approve construction drawings.
Plans presented Monday showed about 40 parking spaces and landscaping similar to that of other developed properties along Fifth Avenue.
The three 1-acre lots were purchased in February by Medical Plaza Partners of Cleveland for $450,000 each, according to the Geauga County Auditor’s Office website.
In other business, the commission approved preliminary plans for Park Avenue Mews at 329 Park Ave. The plans for the seven three-unit buildings on a private drive meet all the criteria the city set forth, Yaney said.
