Civil engineer Stephen Wellert, senior project manager for Wellert Corporation in Medina, said the plan is for a regular convenience store of about 3,900 square feet.
Five pumps will include a diesel option for automobiles, not semi-trucks, he said, adding an electrical vehicle charger is not planned for the small facility.
“The electrical commitment is not cost efficient,” he said.
When commission member Dave Dietrich noted there is a lot of big truck traffic in the area, Wellert said only 2.5 acres of the 8.5-acre parcel will be used for the store and canopy over the tanks, so the lot would be too small to be a truck stop.
A hitching rail for Amish horse-drawn buggies will be located near the dumpster, he said, adding a propane-tank-filling station, ice machine and firewood should be the only outside storage.
Zoning Inspector John Boksansky said he met with Wellert in March and received the plans Oct. 31.
The village engineer has reviewed the plan and the traffic impact without objections, he said.
The Geauga Soil and Water Conservation District will be asked to review the plans, Boksansky said.
Wellert said a purchase agreement for the property depends on approvals.
“I think it would be a nice place for a gas station,” said commission member Scott Klein.
Mayor Ben Garlich agreed.
“People won’t have to drive through town for gas,” he said.
Wellert said construction should begin in early 2026 depending on permits, scheduling and weather.
In other business, the commission approved the consolidation of three lots for the Heritage Pointe unit development on Lake Avenue.
In July, the Middlefield Village Council approved annexing a 64.7-acre parcel south of the Walmart Superstore at 15050 Harrington Way.
Two other parcels on Lake Avenue were consolidated Monday, bringing the parcel to 80.3 acres.
The larger parcel, which was in Middlefield Township, was rezoned residential by the village and the next step is for Geauga County Planning Commission to amend the map to reflect that, Boksansky said.
Grading of the first 39-home phase has commenced, as well as infrastructure installation, he said after the meeting.
