A new mixed-use commercial site and housing development may be in Meadowlands Drive’s future after Pride One Construction had an informal discussion on the project with Chardon Planning Commission Oct. 28.

The development, located at 191 Meadowlands Drive, would consist of 100 rental units ranging from 1,200-1,400 square feet, all likely single-story, Entitlement and Acquisition Manager Loudan Klein said.

There would be a clubhouse with a gym, a pool and outdoor hardscape with a firepit and possibly pickleball courts, Klein said.

While Pride One does age-target its communities and the apartments are designed with older clientele in mind, the apartments would not be age restricted, he added.

The nearby big box stores do make commercial development of the site slightly more tricky due to the number of restrictions on it, Klein said, adding, however, he hoped to find a small, local business interested in the location, such as an independent coffee shop.

“I think that the brokers, the seller, us and people who have looked at this site feel like this is the highest and best use, in our opinion, for the site, to bring in the residential component on the backside,” he said. “You’ve got residential to the southeast and a lot of retail and walkability, so it’s a great fit for us.”

With Walmart to the north and multi-family housing adjacent, Commission Chair Andrew Blackley said he didn’t have any major issues with the proposal.
