After a lengthy presentation Oct. 5, Chardon Planning Commission approved Redwood USA LLC’s concept plans for 91 attached residential single-family units on Seventh Avenue in Chardon.
The development will consist of 20 buildings with two to six units per building on 19.5 acres owned by local Park Leasing Group LTD. The company hopes to break ground in 2021.
The complex will use about half of the irregularly-shaped 40-acre parcel with the remainder to be developed at a later date, said Community Development Administrator Steve Yaney.
Single-family attached residential development is a permitted use for the property, which has industrial operations on one side and commercially-zoned parcels across the street, he said.
Every unit will have a two-car attached garage and two off-street parking spaces for visitors, exceeding the minimum, Yaney said.
The planning commissioner granted a waiver for the requirement of a 3-foot to 8-foot offset between units on the front façade of the structure.
Redwood representative Kevin Kwaikowski said rooflines will not all be the same because of the topography.
The homes will be single story and meet Americans with Disabilities Act guidelines, he said.
“We’re not the typical complex developer,” Kwaikowski said.
Redwood is based in Independence and has built neighborhoods in surrounding communities, Columbus and Mansfield, as well as in Texas and Nebraska, he said.
Redwood residents’ average age is 51 and there are about 1.65 people per unit with an average of 11 children per 100 units, Kwaikowski said.
Yaney said city services, the city architect and the city engineer do not object to the preliminary plans and a traffic study indicates no added turn lanes would be necessary to accommodate the development.
