Richard Sommers, president of Thistle Creek Development LLC in Chardon, signed the plans after the commission voted to recommend city council approval of further documentation.
Community Development Administrator Steve Yaney said the covenants and restrictions for the property are in compliance, and the gas and electric for the development should be in place by June 30, 2022.
Streets and sewers are already in place, he said.
The first phase is for 28 units. First proposed in October 2019, it has been delayed due to issues beyond the developer’s control, Yaney said, adding phase two includes three more units, but no more streets.
The plat map shows a curved entry road off North Hambden called Windflower Drive ending in a cul de sac near the east side of the property. Greta Court Ys off from the main street and also ends in a cul de sac.
According to previous coverage of a 2019 commission meeting, homes are expected to be one or two stories up to 2,400 square feet. Price ranges at the time were between $275,000 and $300,000 but may change, Yaney said Feb. 4.
Lots were planned to be at least 8,600 square feet and spacing between homes will be at least 15 feet, Yaney said in 2019.
Plans for four homes have been submitted to the planning department for review, he said.
The three parcels were bought by Thistle Creek Development LLC in April 2021 for a combined price of about $288,000, according to the Geauga County Auditor’s Office website. The aerial view of the parcels shows a mix of woodlands and fields.
The commission approved the change in zoning of the three parcels from R-2 – residential to planned residential development at the 2019 meeting.
